Assent or Transfer of Property
An Assent is a transfer of property to a beneficiary of an estate by the personal representatives.
A Transfer of Equity is when someone is added or removed from the title deeds or a property.

Property Prices
Within an estate the property is normally the most substantial asset. Your file will be handled by a fully qualified conveyancer with day to day understanding of Probate property sales.
Transfer of Property to Beneficiary of Estate – £495 to £695 plus VAT and disbursements (land registry fee starting at 45.00 (no VAT applicable) depending on the value of the property, please contact us to confirm the appropriate figure or see the Land Registry website)

VAT on legal fee • as applicable on a rate of 20% dependent upon the legal fee
Amount of referral fee paid (if any) • We work agents and introducers throughout England and Wales. On some transactions we pay referral fees to these introducers from our marketing budget so that any referral fee is not an additional cost to you. The average fee paid is between £95 and £440
Disbursements inclusive of VAT (these are costs payable to third-parties that relate to your matter).
HM Land Registry fee depending upon the value of the purchase price property – No VAT

Electronic money transfer fee • £36.00

- Registering ownership and mortgage details with HM Land Registry
- Providing post-completion confirmation and documentation
We will keep you informed throughout the transaction and provide clear advice on any legal issues that arise.
Please note that legal fees do not include third-party costs (known as disbursements), such as search fees, Land Registry fees, Stamp Duty Land Tax, management company fees or other expenses payable to external organisations. These will be explained and itemised in your quotation.
